When you are at Monte Mare you feel you are on holidays with the sun, the sea, the pool and the nature. The villa is located in a very beautiful area of Paphos on a large plot of land at Evangelos Florakis street, an area called Klatsopatika between Coral bay beach (Peyia Village) and Kissonerga Village in Paphos Cyprus, with views of the Mediterranean Sea and the coast below that really makes you feel free. Rent a week at the holiday Villa and you will have a holiday in a magnificent location in Paphos and Cyprus.
The plot is on a hill overlooking Potima Bay and Coral Bay and it is regarded one of the most beautiful and green areas in both Paphos and Cyprus, full of trees of a different kind with excellent views of both the sea (coral bay) and the surrounding mountains.
It is very easy to access, as it is on a good asphalted road just 5 km outside Paphos and 3 km from the magnificent beach of Coral Bay Resort. The villa is close to amenities and night life as it is just 1,5 km from Kissonerga Village and 3 km from Coral Bay Resort (both areas have restaurants, bars, shops, markets but Coral Bay has night clubs as well)
Guests agrees that the period of this rental is for one week as the dates and details specified in the booking confirmation sent to the guests already.

From Paphos Airport to the Villa
From Paphos (or Pafos or Pathos) Airport to Monte Mare villa is approximately 30 minutes long. After exiting the Paphos Airport car park you will reach a small roundabout from where you turn left (first exit from the roundabout) towards Paphos.
Keep going straight on this road up until you find a T junction. From the junction turn left (sign towards Paphos) onto a road that goes straight to Paphos.
Once you are on this road you can go straight towards Paphos οr if you want you can turn right at a point around 2 km from the turn (there is a big sign showing the exit to the motorway) and take the motorway towards Paphos (or Pafos).
It is easier and quicker to stay on this road and continue going straight through the village of Yeroskipou. Keep straight without turning and at some point you will reach a large roundabout with Debenhams shopping centre to your right. Please take the first exit left towards KatoPaphos and the Port.
Go straight towards Kato Paphos, pass the next traffic lights straight forward and you will reach the next roundabout at which you should take the third exit towards PEYIA or PEGIA. From now on go straight and pass the several sets of traffic lights on this road whilst driving through part of the tourist area surrounded by hotels, block of flats and restaurants.
After going pass the archaeological site of the ‘Tombs of the Kings’ and Venus Hotel, continue driving straight with the sea to your left through a less densely build up area. Look for the following hotels on your left, St George, Laura, Azia, Helios, Atlantica Golden Bay.
After Atlantica Golden Bay hotel you will find traffic lights. Turn right towards Kissonerga Village and go straight up until you reach a T junction. From there you turn right towards Kissonerga Village and at about 500 metres turn left at the second turning on your left (on your right side you will see the football field and the Kissonerga Church).
From there keep going straight the road without turning up until the end of the road at a T junction again. Go left and you will be driving on Evaggelos Florakis Street which is the street of the holiday Villa. Go straight for about 1 km and you will reach Monte Mare Villa on your left (it´s on the same road).

RENTAL AMOUNT

DAMAGES SECURITY DEPOSIT
Damages security deposit as agreed at booking confirmation details and it is refundable unless damages are done to the property. The liability of the Guests is not limited by the amount of the security deposit and Guests are liable for material damages and are liable to compensate the property owner for damages that exceeds the deposit amount.
OCCUPANCY
Guests agrees that no more than 12 persons (10 adults and 2 children) declared with names to the property owner shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this terms and conditions.
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. The property owner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access, hot tubs, BBQ, etc as applicable. The property owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guests acknowledges that use of amenities such as hot tubs, pools, saunas, spas, fireplaces, decks, sports and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guests shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
ASSIGNMENT OR SUBLEASE
Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this terms and conditions.
RISK OF LOSS AND INDEMNIFICATION
Guests agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guests or their permitted guests and visitors shall be at the sole risk of Guests with regard to any theft, damage, destruction or other loss and the property owner shall not be responsible or liable for any reason whatsoever.
Guests hereby covenants and agrees to indemnify and hold harmless the property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guests, permitted guests, visitors or agents, representatives or successors of Guests due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guests or family and visitors of Guests in or about the Property and Guests expressly agrees to save and hold the property owner harmless in all such cases.
RELEASE
Guests hereby waives and releases any claims against the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guests on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
ENTRY AND INSPECTION
The property owner or his representative reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective, renters or other authorized persons. If the property owner has a reasonable belief that there is imminent danger to any person or property, the property owner may enter the Property without advance notice.
UNAVAILABILITY OF PROPERTY
In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of the Owner, Owner will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, owner shall immediately return all payments made by the Guest and Guest and property Owner shall have no further obligations or liabilities in any manner pertaining to this rental agreement.
ACCEPTANCE
Booking a rental period at Monte Mare luxury holiday Villa Paphos Cyprus means acceptance of the above terms and conditions
