The village is one of the most exclusive areas in Paphos, also giving you peaceful surroundings and breathtaking scenery.
On the ground floor there is a lounge and dining room overlooking the pool and terrace. A large well equipped kitchen with oven, hob, dishwasher, microwave, fridge freezer and washing machine. Bedroom 1 - master double bedroom, private terrace with views of the pool and sea, en-suite bathroom. Bedroom 2 - twin bedroom with en-suite bathroom, sea and mountain views. Bedroom 3 - twin bedroom with en-suite shower room, mountain views. There is ample wardrobe space in all bedrooms. The TV has limited channels. There is also a DVD and CD player. Air-conditioning in all bedrooms and heating for the cooler months.
Notes to the accommodation :Outside there is a private swimming pool 26ft x 13ft depth 0.9m - 1.9m walk in steps. Built in barbecue and shaded terrace, furnished for outdoor dining. Large well maintained gardens.

Booking Procedure & Payment
A deposit equal to 30% of the total rental cost is required to be paid at the time of booking in order to confirm the reservation. A confirmation email will be sent to the visitor/guest.
The remaining amount is payable 45 days before arrival.
For bookings made within 45 days of the booking start date, 50% payment of the total rental cost is required to be paid at the time of booking, and the remaining amount (balance) two weeks before arrival.
For bookings made within two weeks of the booking start date the full amount of the total rental cost is required to be paid.

- One cot and one high chair (if requested)
- Cleaning and linen & towel changing before and after your stay.
- A light clean and linen & towel change once a week if you are staying for more than a week.
- A free welcome pack with some first few hours essentials will be waiting for you at the villa.
Cancellations
Cancellation of booking:
- If you cancel the booking up to 2 months before the arrival date, you lose the deposit amount (30%)
- If you cancel the booking between 2 months to 2 weeks before the arrival date you have to pay 50% of the total amount
- If you cancel the booking less than 2 weeks before the arrival date you have to pay 100% of the total amount
If we cancel your holiday
In the unlikely event that we have to cancel your booking due to circumstances beyond our control, we will offer you a accommodation of a similar or higher standard, subject to availability.
We reserve the right to cancel your booking under the following circumstances:
If the client or one of the persons within the group or family consciously damage the house or the facilities of the house. In this case the remaining rental price will not be refunded. If the deposit or full balance is not paid by the required date and no answer is received after sending a reminder with a fixed deadline.

A reservation is valid and confirmed once the payment is done by the Visitor and is accepted by our agency. A confirmation email will always be send to the Visitor.
No parties or events are allowed at the villa without the prior consent of the owner
The number of persons occupying the property must not exceed the number agreed at the time of the booking. The villa owner reserve the right to refuse entry to the entire party if this condition is not respected or evict the guests from the villa if the number of persons occupying the property exceeds the stated maximum amount at anytime.
Force Majeure
This means that we will not pay you any compensation if we have to cancel or change your travel arrangements in any way because of war, terrorism, riot, industrial dispute, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions or any other unforeseen circumstances that may amount to Force Majeure.

- If you have a complaint during your holiday please informs us in no more than 24 hours and he/she will of course endeavor to correct matters promptly.
- IF YOU DO NOT CONTACT OUR REPRESENTATIVE ON OUR PUBLISHED SERVICE HOTLINE WHILST IN THE PREMISES, THIS MAY EFFECT YOUR RIGHTS UNDER THIS CONTRACT.
Building works
Building works and the resulting noise from the site can take place at any time during the year on an adjoining or nearby property and land. If this work is affecting your holiday please report this to our representative immediately. Obviously this is beyond the control of our agents, or ourselves, but we will make an effort to have the work stopped if possible. Unfortunately we do not receive advance notice of when building works will begin as they are carried out by third parties over which we have no control. Whilst we can assure you we will do our best to minimize any inconvenience or interruption to your holiday, we regret that this is a ´Force Majeure´ and we do not accept any liability or will pay any compensation.
Your holiday villa
The holiday villa can only be used by the number of persons mentioned within the booking confirmation. If more than the number of mentioned persons uses the holiday villa, PaphoSunVillas is entitled to immediately cancel the contract without further obligation to PaphoSunVillas. The client is not entitled to a refund of the rental price. All guests are required to vacate their property by 11.00 hours on day of departure to facilitate cleaning and servicing prior to incoming guests arrival. You may occupy your property from 15.00 hours. Bringing along your pet is not allowed without permission.

In this event we will endeavor to inform you of any changes, once known, but cannot be held responsible for any inaccuracies which are beyond our control. All the distances are estimated approximately. Water and electricity interruptions of supply may occur. We cannot be held responsible for these supplies or any other lack of facility beyond our reasonable control.
The owners reserve the right to visit their property at any time to undertake essential repairs, maintenance, pool cleaning and gardening.
